Are any consents or permits required?
In some areas, you will need foundation consents—we are happy to arrange these for you. You will need to check with your local authority in regard to all other services and consents they may require. One Plus Homes will work with you and your local authorities to get the necessary consents and permits.
Can I make changes to the units?
You cannot change the footprint, they are always 6m x 3m, however you can select your own kitchen, bathroom, window configuration (some design restrictions apply), exterior cladding and colour schemes.
Can you locate these anywhere?
Almost anywhere!
Do I need a building consent?
This will depend on the use and location of your One Plus Home unit. All One Plus Homes’ units are covered by a global consent issued by the Christchurch City Council and these do not expire like some other units on the market.
Do you have a show home?
Yes, we have 2 units at 174 Gayhurst Road, Christchurch, however viewing times are limited. Please phone us to arrange a time.
How do I get power, water and services to the units?
You will receive fully detailed plans which your local authority will be able to process. One Plus Homes will coordinate sub trades to get power, telephone, sewer etc connected to your site as required.
How long does the process take?
From the time we get your deposit to the time your unit is ready for delivery, we aim for no more than 3 months, however we will be able to give you a more approximate date at the time your order is accepted.
How much do I have to pay in advance?
You pay a 25% deposit on acceptance of your order. And the balance is required on completion of construction before being dispatched to your site.
I don’t want expensive heating bills
The units are all insulated with woolen batts, polystyrene insulation under the floor and lined with plywood. The windows are double glazed and well sealed. Due to the smaller interior space less heat is required and a variety of heating options are available. These will depend on your site, local authority regulations and personal choice.
I have a hill section
Like any build we need engineering detail specific to the site.
My land is remote and there are no services
There are various technologies and products readily available e.g. photovoltaric panels, recycled rainwater, water storage, self composting toilets that we can install.
My land is TC3
One Plus Homes’ units can be sited on TC3 land for a fraction of the cost of building a conventional home on TC3 land.
My section size is smaller than a usual residential section
One Plus Homes’ units can be set in a variety of configurations and an architect will make the most of your section. We work with a local Christchurch architect firm who understand and are passionate about One Plus Homes and ensuring they fit comfortably into their surroundings.
What does it cost to move the unit to my site?
This depends on where your site is however we will obtain a quote for you.
